Real estate developers commit to attract at least 600 million euros in investment per year for the sector

The investment environment and regulations in the real estate sector in Latvia will be improved in the next couple of years thus improving the sector’s competitiveness at Baltic level. Representatives of the sector have committed to doubling annual investments in new real estate properties by 2020, ensuring that investments are at least 600 million euros per year – this was agreed upon today in a memorandum of cooperation signed by the Ministry of Economics (ME), the Ministry of Environmental Protection and Regional Development (MEPRD) and industry representatives.

Real estate sector needs to take advantage of its potential by increasing private investments in the sector

The real estate sector, working together with the responsible ministries, needs to elaborate a common strategy for improving the competitiveness of the sector and attracting investment with the goal of significantly raising the amount of private investments in real estate by 2020. This is the joint solution that representatives of the sector and various government ministries arrived at in an open discussion organised by the Ministry of Economics and the National Real Estate Development Alliance (NNĪAA).

Report on the Baltic Real Estate Market for the 2nd Quarter of 2019

In Q2 2019, investment volume in Latvia exceeded EUR 100 million, driven by the sale of Galerija Centrs SC (GLA 20,000 sqm) for EUR 75 million. The development market also continues to be active with total transaction volume amounting to EUR 40 million with the office development segment responsible for half of acquisitions. Prime yields remained stable, though slight upward movement in the retail segment might be expected.

Report on the Baltic Real Estate Market for the 1st Quarter of 2019

In Q1 2019, total known investment volume in Latvia amounted to ca EUR 50 million and activity in the investment market remained high, seeing two notable deals in retail and industrial segment. No notable deals in the office segment were finalized during Q1 2019, though increased activity has been observed with small-scale nonprofessional office buildings.

Report on the Baltic Real Estate Market for the 2nd Quarter of 2018

In Q2 2018, total known investment volume in Latvia amounted to EUR 65 million. The industrial and retail markets experienced the highest activity in Q2. According to Eurostat, one of the highest annual increases in total retail trade among the EU Member States was registered in Latvia.

Omnium Properties continues to re-develop this historic property built in 1901.  Between 2014 and 2017, 1050 m2 of mid-range residential rental apartments and 220 m2 of street-level commercial space was renovated. An additional 450 m2 of residential apartments will be renovated by 2020.


Elizabetes street 13 partial redevelopment

Omnium Properties is in the finishing stages of completing renovations of 610 m2 of high-end residential rental apartments and 240 m2 of office space in this historical building which was originally built in 1904.  The building is home to foreign business executives and diplomats and some small offices.


Bergs Bazaar expansion

In 2014, the Bergs Bazaar continued expansion of office and retail space, providing tenants with high quality space in a unique historical surrounding.  By mid-2018, 4130 m2 meters of commercial space will have been renovated, including a 400 m2 historical wooden building. An additional 4170 m2 will be renovated between 2019-2021.



SKANSTES PARKS – an apartment house project in Skanste. The project consists of three modern five and six-storey buildings with 138 apartments, surrounded by a landscaped and green park.



The most modern new project in Mežciems – GAIĻEZERA NAMI. It is planned to complete the first stage of the project in 2017 by building three of the total six dwelling house complex buildings in a well-maintained environment next to Lake Gaiļezers.



SKANSTES MĀJAS is a quality and energy-efficient dwelling house complex in Skanste, consisting of three separate buildings. There is a total of 271 apartments, having two to five rooms. The project SKANSTES MĀJAS was carried out during the period from 2012 to 2015.



Having completed the first infrastructure construction works at New Hanza territory and having attracted investors, it is planned to start work on construction of A-class office building. The complex is going to meet the highest quality and comfort demands.



After the reconstruction the former warehouse of Riga cargo railway station at New Hanza territory was reborn into a multifunctional culture venue Hanzas Perons. It can be used as a concert hall that can welcome more than 2000 guests, as well as art or exhibition gallery or a corporate event place. Reconstruction was carried out based on the project by architecture bureau “Sudraba arhitektūra”, which has gained recognition both by local and international industry experts.
